Free-standing units on a leased floor

Almost every office floor is leased, and a fit-out variation is slow. Units stand on their own feet rather than depend on your landlord's wall. That means no variation application for the furniture, a room you can rearrange when headcount changes, and units that move with you at the end of the lease.

Free-standing does not mean loose. Where a unit is tall, or your facilities team asks for it, we specify how it is secured and supply the parts. Tell us whether fixing into the wall or floor is permitted under your lease.

What facilities and cleaning teams need to know

Your cleaning contract was written before this room existed, so bring the contractor in while it is still a drawing. Surfaces are specified for a daily wipe with the products your team already uses; finishes are water-based and safety data sheets are available, which is the document a contractor asks for before adding an area to the round.

  • Flag anything that must be moved to clean the floor beneath it
  • Counters, doors and panels are replaceable, so damage is a repair order

Coordinating install with building access

An occupied floor cannot also be a work site, so installation happens in the evening, at a weekend or during a shutdown week. Building management usually wants dates, names and the loading bay booked in advance, so send your access rules with the plan and we work inside them.
